The resort is positioned for both tourism and residential living. It is quiet and securely gated, with a communal area including a pool, palapa, small gym and visitor parking. There are two entrances with electrical fences. The description mentions entrances on the east side at Koraalspechtweg and on the west side at Kaya Leydi, and also refers to entrances from Dr.
Hugenholtzweg and Koraalspechtweg. The spacious bungalows have a living area starting from approximately 193 m² on owned-property lots starting from approximately 418 m². Depending on the model, they offer 3 to 4 bedrooms and 2 to 3 bathrooms, as well as a private swimming pool. The plot size varies from approximately 418 m², while bungalow living area starts at 193 m².
Included are opening aluminium windows, non-solid wood interior doors, porcelain floor and wall tiles selected from the developer’s assortment, electrical wiring with 110V and 220V available on request, internet and TV wiring, and plumbing including a toilet, sink and rain shower. Hot and cold water pipes are provided in the kitchen and showers.
The lot is enclosed on three sides by a wall with four rows of blocks and remains open at the front. Clinkers are included at the entrance, along with a wooden front door. The private swimming pool will be fully completed after the Aqualectra connection. It will have a poolcoat finish with tiles, LED lighting, a skimmer and a standard filtration pump.
Excluded are the outside wall, pool deck, palapa, kitchen, built-in closets, interior and exterior light fixtures, air conditioners, boiler or water heaters, shower screens, mosquito screens and clinkers for parking. Air-conditioning preparation is available on request.
Additional work, such as 220V electricity, a separate laundry room or storage room, a separate guest toilet, and air-conditioning preparation, is optional. The new owner must request the Aqualectra water and electricity connection with the required file, including the inspection card. This may take a few months after deed transfer.
